Let me share with you some of my own experiences. I was in college and should I say I was exceptionally active.
I would run for about 10km at least every single day and also go to the gym 3 times a week for weight training.

However I could never get my 6 packs to show. My total body fat was still above 10%. Mind you I did not expect and instant results.
I've been training for at least 6 month in a very dedicated manner. So what was the problem?
I was eating low fat foods, sugar free stuff and the likes. I should be getting my results right? Wrong! Why?
It was not until later did I realize what I was doing wrong. There was nothing wrong with my workout regime other than it was probably crazy but not detrimental to one's health. Workout aside, it was the food intake that was keeping me from reaching my goals.
Fat Free/Low Fat Foods
Why are they bad for you? First of all it's important to note that most foods that are fat free or have no fat are always supplemented with more sugar. Why? Well basically because lots of foods just don't taste good without the fat. Not only does it not taste good other wise but your body just won't be satisfied with the food.
What happens to sugar? Sugar if not used as energy will then be stored in your body as fat. The very thing you wanted to avoid in the first place. There you are trying to avoid fat at all cost, eating this supposedly low fat and no fat food and there your body stores all that extra sugar as fat.
Sugar naturally makes your body more satisfied as it's a form of carbohydrates, the simple kind. Carbohydrates make your body release endorphins, a feel good hormone that makes you feel satisfied so you don't crave for more food. However its just temporary if you are eating mainly simple carbs like sugar.
Sugar Free Foods
Have you ever noticed that almost all those people eating sugar free food are actually overweight? Well you may argue that that is the reason why they are eating sugar free food in the first place. The thing is studies have shown that sugar free food actually makes you gain weight contrary to what the diet food companies are telling you.
Why is that? Here is the science behind it. Aspartame, saccharin and sucralose are one of the most common artificial sweeteners out there. As mentioned before, sugar makes you feel more satisfied due to the endorphin hormone that it will help produce. However, this is not so with sugar free foods and in turn people tend to eat up to 50% more of the food as they aren't satisfied.
Not only are they not satisfying to the body but can also bring serious side-effects such as brain tumors, lesions, seizures, headaches, dizziness, mood disorders, disorientation and confusion, depression and anxiety, diarrhea, fatigue and even heart-attacks. Would you sacrifice your health like this for something that doesn't even work?
So where does that leave us?
Stick to natural foods, the less unprocessed or engineered, the better. If you have a sweet tooth, try the natural sweeteners such as honey and maple syrup. You'll realize that there are much more easier ways to lose fat and also in a much more satisfying way. Stop all those diet foods you're eating right now and follow a proper diet program. You'll be surprised how easy it is to follow a diet especially since it does not starve you.
